What renters ask us

Can a California landlord just say no to my ESA?

Only in rare cases — like an animal that is truly dangerous or would cause serious damage, or a few small owner-occupied exceptions. A blanket "we don't take ESAs" policy breaks federal and state law.

Does the letter work for condos and HOAs?

Yes. California's FEHA covers condo associations and HOAs along with regular landlords. The duty to accommodate applies to all of them.

How fast can I get a housing letter?

Often the same day. Evaluations run 7 am to 11 pm daily, and approved letters arrive within 10–15 minutes. You pay only after approval.

My landlord wants a deposit "just in case." Is that legal?

Not as a pet deposit for your ESA. You're still responsible for real damage, like any tenant — but upfront animal deposits and monthly pet rent can't be charged for a documented support animal.
